The Briscoe Building at Ultimo combines a simple and modern interior fit-out within a heritage enclosure. Initially constructed in 1901, the building was owned by an English company of iron and hardware merchants trading as Briscoe & Co. The Independent Education Union (IEU) acquired the heritage-listed Briscoe building in early 2012. With the vision to relocate all of their Sydney staff. In addition to positioning themselves between the UTS, Sydney Uni, and Notre Dame, simultaneously improving their proximity to Central station and providing a bespoke working environment (resulting in increased productivity) that was not able to be realised from the previous premises. With an area of over 2,000m2 over three levels, the building was brought into a shell and core condition before being stripped of its building services. The new fit-out works comprise the construction of office space over three levels that incorporate large glass areas to make use of the natural light. In addition, heritage elements such as the hydraulic lift and staircase are enclosed in glass and used as lightwells in the building. Detailed joinery, spacious lunchrooms, meeting rooms, and an impressive boardroom have created a unique and comfortable working environment. Belmadar used creative construction methods to overcome the heritage limitations of not being able to have internal partitioning from the ceiling. While successfully designing and developing a second skeleton structure for the interior development.
